The Federal Housing Administration announced updates related to its transition to the modernized Uniform Appraisal Dataset 3.6 (UAD 3.6). Details were provided in FHA INFO 2026-15.
These changes build on the initial transition plans outlined in FHA INFO 2025-42, issued on August 27, 2025, and are intended to strengthen collateral risk management within the FHA Single Family program.
Under UAD 3.6, the new Uniform Residential Appraisal Report will replace the current Fannie Mae and Freddie Mac appraisal forms with a single, standardized, data-driven appraisal report that will be used for all residential property types.
- FHA will announce its implementation timeline at a later date as part of an industry-wide effort to align around a single appraisal standard.
To support lenders and appraisers during this transition, FHA has updated its Electronic Appraisal Delivery (EAD) Portal webpage to include a new section titled, “Preparing for Uniform Appraisal Dataset 3.6: Your Guide to Implementation.”
This section includes a link to FHA’s UAD 3.6 Implementation Preparedness Toolbox, which contains technical documentation, implementation resources, and other materials designed to help stakeholders prepare for the transition.
